Indi Southbank features a number of thoughtfully designed, affordable studio and 1-bedroom rental apartments, bringing affordable city living to the heart of Melbourne.

The weekly rental for these studios and 1 bedroom apartments will be determined in accordance with prescribed legislation (including but not limited to, the market rent for the apartment, the household mix and the household income). ​

Are you eligible for affordable housing?

Indi applies the following eligibility criteria to all prospective residents seeking affordable housing at Indi Southbank:
•    The primary applicant is at least 18 years old
•    All household members are Australian citizens or hold appropriate documentation to reside in Australia
•    No adult in the household owns residential or commercial property
•    All adults in the household have a stable rental history
•    The required Income Thresholds below are met.

Income Thresholds Guidance

If you apply for an apartment at Indi Southbank there are a few hoops we will need to jump through together.

 

1. Maximum Household Taxable Income

We need to assess your Maximum Household Taxable Income in accordance with the Income Tax Assessment (Build to Rent Developments) Determination 2024.
Your household taxable income is based on the most recent Notice of Assessment(s) from the Australian Taxation Office. The taxable income can be found on the upper left of the notice under “Description”. In order to meet this criteria, your taxable income can’t be higher than that outlined in the table below.

2. Household Income

We also need to assess your Household Income, which is a little different to your Household Taxable Income. Household Income is calculated by annualising your last three pay slips to estimate your gross annual income, in addition to adding any other funds you may have received throughout the year (for example, child support payments, Centrelink assistance or dividend payments).
