Indi Sydney features a number of thoughtfully designed, affordable rental apartments, bringing affordable city living to the heart of Sydney.

The weekly rental for these apartments will be applicant dependant and is calculated in accordance with prescribed legislation having regard to the income information provided by the applicant. Where the rental calculated for an applicant is below the lower rental range in the table, the owner reserves the right to decline the application.

What is affordable housing at Indi Sydney?

Affordable housing at Indi Sydney is a formal program under the Build to Rent development framework. Unlike community housing or social housing, these are private rental apartments where rent is set as a percentage of your household income — rather than at full market rate.

This means eligible residents pay rent that is proportionate to what they earn, while still living in a professionally managed, full-amenity apartment building in Sydney's inner city.

 

Who is eligible for affordable housing at Indi Sydney?

Indi applies the following eligibility criteria to all prospective residents seeking affordable housing at Indi Sydney:

• The primary applicant is at least 18 years old

• All household members are Australian citizens or hold appropriate residency status (this includes Australian Citizen, Australian Permanent Resident - including NZ citizens who arrived in Australia prior to 27 Feb 2001, Temporary Protection Visa XA Subclass 785 or Temporary Protection Visa XC Subclass 785)

• No adult in the household owns residential or commercial property

• All adults in the household have a stable rental history

• The required Income Thresholds below are met.

If you apply for an apartment at Indi Sydney, your eligibility will be assessed against the Maximum Household Taxable Income Thresholds in accordance with the Income Tax Assessment (Build to Rent Developments) Determination 2024.

Your household taxable income is based on the most recent Notice of Assessment(s) from the Australian Taxation Office. The taxable income can be found on the upper left of the notice under “Description”. In order to meet this criteria, your taxable income can’t be higher than that outlined in the table below.

How is rent calculated?

Your weekly rent is calculated in accordance with the Income Tax Assessment (Build to Rent Developments) Determination 2024, using the taxable income information from your most recent ATO Notice of Assessment.

The rental range below is provided as a guide. Your actual rent may differ depending on your household income — but it will always fall within the range set by the building owner. Where the calculated rent falls below the minimum range, the owner reserves the right to decline the application.

To be eligible, your household taxable income must fall below the Maximum Household Taxable Income Threshold as set out by the ATO. Use your most recent Notice of Assessment to check. The income figure you need is shown in the upper left of your notice, under "Description".

Is affordable housing at Indi Sydney the same as social housing?

No. Affordable housing at Indi Sydney is privately managed rental housing where rent is calculated as a proportion of your income. It is separate from social housing or community housing managed by the NSW Government or not-for-profit providers.

Can I apply if I'm on a temporary visa?

Eligible visa types include Australian Citizens, Australian Permanent Residents (including NZ citizens who arrived before 27 February 2001), and holders of Temporary Protection Visa Subclass 785. Other temporary visa holders are not eligible.

What if my income changes after I move in?

Are the affordable housing apartments different from standard Indi apartments?

Affordable housing apartments at Indi Sydney are the same quality and style as our standard apartments. You have access to all building amenities and are part of the same Indi community.
