Who are reduced rent apartments for?
Reduced rent apartments suit low-to-moderate income renters/households who want a well-located, professionally managed home, but find market rent difficult to afford. Eligibility is assessed against specific criteria, including your household's taxable income.
To apply, you (or your household) need to meet the following criteria:
- You (or the primary applicant) must be at least 18 years of age and hold an eligible residency status.
- The apartment must be your principal place of residence.
- All adult household members must have a stable rental history, or if you're a new renter, good character references.
- You must not own residential or commercial property.
- Your household taxable income must fall below these thresholds:

How much do the reduced rent apartments cost?
Your actual rent is calculated from your household income, in line with the Income Tax Assessment (Build to Rent Developments) Determination 2024 as amended from time to time, so it'll always sit somewhere in that range (not at a fixed number). This is a guide only.
